Maintenance Director

San Antonio, TX

A local, well-known property management company located in San Antonio is looking for an experienced maintenance director to oversee a large property off of Hwy 281 between 78216 and 78260 zip codes. 

DUTIES

  • Physically walk and inspect buildings and grounds regularly, identifying areas in need of repair and following up on those repairs
  • Delegating repairs to the maintenance team and performing routine upkeep and repairs, such as clearing clogged sinks and toilets, patching/painting, and replacing lightbulbs.
  • Supervise and schedule housekeeping/laundry staff
  • Ensuring that the testing of fire protection systems and water temperatures are checked and recorded per code and maintaining written logs
  • Manage contract services as assigned, including but not limited to landscaping, security, pest control, and other remodeling or repairs to be done outside of the maintenance team scope or capability
  • Troubleshoot and repair HVAC equipment
  • Complete annual preventative maintenance
  • Inspect vacated rooms and prepare them for new tenants
  • Assist as needed with resident move-out and move-ins
  • Help train employees in safety issues, conduct fire and evacuation drills according to regulation
  • Keep company-owned equipment in good working order

The regular schedule starts between 8 and 9 a.m. and ends at 5 or 6 p.m. The director is on call on evenings and weekends and must be able to come to the community after hours as needed. 

The successful candidate will:

  • Have strong time management skills and the ability to prioritize assignments
  • Be able to work independently as well as supervise the work of others
  • Know or be able to learn housekeeping and laundry procedures quickly  
  • Be able to work patiently and appropriately with residents who have significant problems with memory, reasoning, and other cognitive skills

REQUIRED QUALIFICATIONS

  • Extensive HVAC knowledge plus HVAC/EPA certification
  • Electrical training/experience with electrical certification
  • Training and experience in plumbing
  • Training and experience in carpentry
  • Make-ready experience
  • Valid driver’s license and able to meet company driver standards
