Maintenance Director
San Antonio, TX
A local, well-known property management company located in San Antonio is looking for an experienced maintenance director to oversee a large property off of Hwy 281 between 78216 and 78260 zip codes.
DUTIES
- Physically walk and inspect buildings and grounds regularly, identifying areas in need of repair and following up on those repairs
- Delegating repairs to the maintenance team and performing routine upkeep and repairs, such as clearing clogged sinks and toilets, patching/painting, and replacing lightbulbs.
- Supervise and schedule housekeeping/laundry staff
- Ensuring that the testing of fire protection systems and water temperatures are checked and recorded per code and maintaining written logs
- Manage contract services as assigned, including but not limited to landscaping, security, pest control, and other remodeling or repairs to be done outside of the maintenance team scope or capability
- Troubleshoot and repair HVAC equipment
- Complete annual preventative maintenance
- Inspect vacated rooms and prepare them for new tenants
- Assist as needed with resident move-out and move-ins
- Help train employees in safety issues, conduct fire and evacuation drills according to regulation
- Keep company-owned equipment in good working order
The regular schedule starts between 8 and 9 a.m. and ends at 5 or 6 p.m. The director is on call on evenings and weekends and must be able to come to the community after hours as needed.
The successful candidate will:
- Have strong time management skills and the ability to prioritize assignments
- Be able to work independently as well as supervise the work of others
- Know or be able to learn housekeeping and laundry procedures quickly
- Be able to work patiently and appropriately with residents who have significant problems with memory, reasoning, and other cognitive skills
REQUIRED QUALIFICATIONS
- Extensive HVAC knowledge plus HVAC/EPA certification
- Electrical training/experience with electrical certification
- Training and experience in plumbing
- Training and experience in carpentry
- Make-ready experience
- Valid driver’s license and able to meet company driver standards
