Leasing Specialist
Position Summary
The Leasing Specialist plays a vital role in creating a welcoming and professional first impression for prospective residents while supporting the overall success of the community. This role is responsible for driving occupancy through effective leasing practices, delivering exceptional customer service, and ensuring compliance with Bonner Carrington’s operational standards and community values. The Leasing Specialist works closely with the Property Manager and site team to achieve leasing goals, maintain resident satisfaction, and uphold company culture.
Key Responsibilities
Leasing & Sales
- Greet, engage, and build rapport with prospective residents, conducting property tours and highlighting community features and benefits.
- Demonstrate in-depth knowledge of apartment layouts, pricing, availability, and amenities.
- Effectively communicate lease terms, qualifications, and application processes.
- Accurately complete lease paperwork and ensure all resident files are maintained in compliance with company policies and Fair Housing regulations.
- Meet or exceed leasing goals set by the Property Manager.
Resident Relations
- Provide excellent customer service to current and prospective residents, responding promptly and professionally to inquiries, concerns, and service requests.
- Assist with resident retention efforts, including renewal outreach and resident events.
- Contribute to creating a positive community atmosphere aligned with Bonner Carrington’s “Code of Culture.”
Administrative & Compliance
- Maintain accurate records in property management software (Onesite).
- Assist with preparation of weekly leasing and traffic reports for the Property Manager.
- Ensure adherence to Fair Housing, ADA, and all applicable federal, state, and local laws.
- Support property marketing initiatives including online listings, social media presence, and outreach campaigns.
Team Collaboration
- Partner with the Property Manager and maintenance team to ensure move-ins are smooth, units are ready, and community standards are upheld.
- Participate in team meetings, training, and company initiatives as directed.
Qualifications
- High school diploma or equivalent required; college coursework or degree preferred.
- Minimum 1–2 years of leasing or sales experience in the multifamily housing industry preferred.
- Strong customer service orientation with excellent verbal and written communication skills.
- Ability to build rapport quickly and professionally with diverse individuals.
- Detail-oriented with strong organizational and follow-up skills.
- Proficiency with Microsoft Office Suite and property management software (Yardi experience a plus).
- Must be able to work flexible hours, including evenings and weekends, as required.
- Tax Credit, HUD, Affordable Housing experience a plus.
