Make Ready Tech
Position Summary
The Make Ready Technician is responsible for preparing vacant apartment homes for new residents by ensuring they are clean, functional, and meet Bonner Carrington’s quality standards. This role works closely with the Maintenance Supervisor and team to complete unit turns, perform minor repairs, and maintain a high standard of appearance for the community. The Make Ready Technician plays a key part in creating a positive first impression for incoming residents and supporting overall occupancy goals.
Key Responsibilities
Unit Turn Preparation
- Prepare vacant apartments for move-in by completing detailed make-ready checklists.
- Conduct cleaning, painting, touch-ups, and basic repairs to ensure units meet Bonner Carrington standards.
- Inspect appliances, fixtures, flooring, and doors for functionality and repair/replace as needed.
- Coordinate with the Maintenance Supervisor to ensure timely completion of unit turns within company deadlines.
Maintenance Support
- Assist Maintenance Technicians with routine repairs, service requests, and preventative maintenance tasks.
- Report any major repair needs, safety concerns, or supply shortages to the Maintenance Supervisor.
- Ensure proper use and care of tools, equipment, and materials.
Community Appearance & Safety
- Support the upkeep of common areas, hallways, amenities, and grounds by completing assigned tasks.
- Follow all OSHA, EPA, Fair Housing, and company safety guidelines.
- Maintain organized workspaces and storage areas.
Resident & Team Collaboration
- Work as part of the maintenance team to ensure community readiness and resident satisfaction.
- Provide courteous communication when interacting with residents and staff.
- Participate in training and team meetings as assigned.
Qualifications
- High school diploma or equivalent required.
- 1+ year of general maintenance, painting, or make-ready experience preferred (apartment industry experience a plus).
- Basic knowledge of cleaning, painting, carpentry, and minor electrical or plumbing repairs.
- Strong attention to detail and ability to meet deadlines.
- Ability to safely use hand tools, power tools, and cleaning equipment.
- Flexibility to work weekends, evenings, or overtime as needed.
